Snow plow trigger is set at four inches (4″) for all roadways. Roadways will be cleared curb to curb to allow 2 lane traffic. Plowing of the roads also includes salting for ice control.

The snow removal contractor will plow all accessible roads, parking areas, and parking spots after a 1” accumulation within a maximum 8 hour period after the accumulating conditions stop.  The owner and residents assume all risk for use of any parking area not cleared.  The contractor will return to plow parking areas that become accessible.  The contractor will plow and stack snow in a manner so as not to hinder the egress or ingress of the premises and its utilities.

The snow removal contractor will be dispatched when NOAA snowfall is expected to be at or over 2”.  After plowing the roadways (but during the same site visit), removal of the snow from the common area bus stops, mailboxes, and fire hydrants will occur.  Ice-melt products shall be used at the contractor’s discretion to ensure safety on the common elements.  The snow removal contractor will complete follow-up site visits when snowfall reaches 4” to 8” or over. Upon completion of a storm, the snow removal contractor will visit the site to determine if areas need to be treated to prevent unsafe conditions and upon that assessment will contact the property manager for further action, if needed.

The snow removal contractor will be dispatched when NOAA Snowfall is expected to be at or over 2”.  Snow will be removed from the common area fire hydrants, bus stops, (3) common area access roads, alleyways, and overflow parking.  A pet safe, non-salt ice melt product will be used at the Snow Removal Company’s discretion to ensure safety.  The town of North East will remove snow from all main roads.

When is snow plowed?

  • Driveways and sidewalks are automatically plowed/shoveled when snow accumulation on the road surface is 3 inches or more.
  • Plowing/shoveling  usually starts soon after the snow stops.  Roads are plowed before driveways and sidewalks.

 

Use Reflectors!

  • Please put reflectors along your driveway boundaries so the snow plow drivers can see where to plow and do not unintentionally plow your grass or landscaped areas.
  • Remember that the grass and driveway will be snow-covered, so the truck drivers cannot see where is your driveway without reflectors.
  • If you do not have reflectors, your driveway may not be plowed.

 

Vehicles in driveways:

  • The driveways will only be plowed/shoveled to the first vehicle on your driveway, to avoid damaging any vehicles.

 

No parking at mailboxes!:

  • Do not park at the mailboxes.
  • If the snow in front of the mailboxes cannot be fully cleared due to vehicles, all residents are impacted by unsafe conditions just to get their mail and we don’t want anyone to get hurt.
  • Parking at the mailboxes is prohibited according to our restrictions, and this will be enforced.

 

Snow accumulation:

  • Determined by actual measurements by our snow plowing vendor, or by using the nearest published or recognized figures provided by local government offices or institutions.

 

“Salting” of roads:

  • Only done when deemed necessary and requested by Aspen or the Vandegrift Board.

Roadways will be cleared when NOAA snowfall is expected to be at or over 1″-2″. Salt application as necessary. Roadways will be cleared every additional 2″. Roads that are plowed are Woodberry Ave, EricSchaefer Way, the concrete pads at 3446 Woodberry and 3515 Parkdale Ave.
 
Sidewalks will be cleared of snow when accumulation has reached 1″-2″ and Ice Melt will be applied when necessary. Sidewalks will be cleared every additional 2″ The sidewalks that will be shoveled are Woodberry Ave, Eric Schaefer Way, Balmar Mews, Foundry Mews, the north side of Clipper Park Road, and parts of Parkdale.
