Understanding Homeowners Associations
A Homeowners Association (HOA) is a nonprofit organization created to manage and maintain a community’s shared spaces, protect property values, and enhance residents’ quality of life. From landscaping and snow removal to pools, lighting, and insurance, HOAs oversee the services and amenities that keep neighborhoods attractive, functional, and connected.
To fund these services, homeowners pay regular dues — collected monthly, quarterly, or annually — based on the community’s needs. These assessments support daily operations, long-term planning, and reserve funds for future projects or unexpected expenses. When necessary, special assessments may be issued to address major improvements or urgent repairs. Every HOA is led by a Board of Directors elected from within the community. The Board is responsible for governance, financial oversight, maintaining common areas, enforcing community standards, and making decisions that guide the neighborhood’s future in accordance with its governing documents and state law.
When you purchase a home in an HOA community, you automatically become a member and agree to follow its established guidelines, often referred to as Covenants, Conditions, and Restrictions (CC&Rs). These standards help preserve the community’s appearance, minimize nuisances, and promote a cohesive neighborhood environment — ensuring a place residents are proud to call home.
